We often recommend that new clients start with our conceptual design service. This allows you to review our design proposal and decide if you’d like to proceed with the full package afterward.

How We Work

Our process is divided into two key phases: Design Phase and Construction Phase.
Each phase is quoted separately, giving you flexibility and control.
 
Your Experience:

1. Gathering Requirements
  • You provide us with your business details, project name, site location, estimated dimensions, and any specific space planning needs.
 
2. Design Phase
2.1 Design Fee Quotation
  • You'll receive a clear and comprehensive design fee quote, so you know exactly what to expect in terms of budget for the entire design phase.
2.2 Trial Design Service
  • For a small deposit, you can experience our service firsthand. After the deposit, you’ll get a 3D conceptual design along with an estimated construction budget.
  • Once you review the proposal, you have two options:
    • A - Move forward with the project if you're satisfied and continue as outlined in the quotation.
    • B - If the design proposal doesn’t meet your expectations, you can stop the project with no additional costs (the deposit is non-refundable).
2.3 Design Development
  • When you're happy with the concept, we'll dive into the details—providing you with precise drawings, a Bill of Quantities (BOQ), and all the necessary construction documents. Your project will be ready for the next step: construction costing.
 
3. Construction Phase
3.1 Construction Quotation
  • Based on the finalized design, you'll receive a detailed construction quotation. You can choose to hire us to bring your vision to life or opt for another contractor.
3.2 Construction & Project Management
  • Once you approve the construction quotation, we’ll kick off the process of turning your ideas into reality. A tailored project plan ensures that every detail aligns with your goals.

  • Throughout the entire journey, you’ll see your vision realized with the precision and quality that we’re committed to delivering

Meet Your Designer

At our studio, you'll work directly with Kwin, our founder and lead designer. By keeping our team small, we focus entirely on delivering exceptional designs without the distractions of a larger organization.

Our streamlined process ensures ease: share your design ideas directly with Kwin, while our project coordinators manage the details and logistics.

We Do Not Engage in Price Bidding or Pitching

  • If you have design drawings and are only looking for a contractor, we don’t participate in price bidding.
  •  If you require multiple design studios to pitch for your project, we prefer to dedicate our time to clients who have already chosen to work with us. Our approach is to focus deeply on fewer projects to ensure the best results.
  •  If you want to evaluate our work, we offer a trial version with a small deposit to review our concept proposal before committing.
     

Timeframe and how to plan your project

We strongly recommend planning your project well in advance. Many clients approach us with very tight deadlines, and unfortunately, we sometimes have to decline due to scheduling conflicts. A common misconception is that construction projects can be completed in just 1-2 months, which often leads to problems and conflicts.

Here’s a guideline for estimating the timeframe for a small project:
  1. Study Requirements and Provide Quotation: 1-5 Days
  2. Conceptual Design: 3-4 Weeks
  3. Drawings and BOQ for Construction:3-4 Weeks
  4. Choosing a Contractor:1-2 Weeks
  5. Construction Work: 6-8 Weeks 
In total, we recommend planning a minimum of 5-6 months ahead for small renovation projects. The earlier you reach out to us, the better the quality of work we can deliver. Please avoid last-minute requests to ensure a smoother and more successful project.
